Homertunity: I catch the deals the market hides
Automatic scanning of thousands of listings with measured criteria, so only the 2-3 properties worth it reach me
Real property opportunities stay online for a few hours to a few days and get lost in the huge volume of listings. I built Homertunity: a system that automatically reads every listing in a city in minutes, applies my criteria and brings me only the 2-3 properties that are truly worth it. Investment properties were bought this way.
The context
I needed to find properties to buy that were genuine opportunities. The problem is time: properties that are truly underpriced stay on the listing platforms for only a few hours to a few days. Within the huge volume of data uploaded every day, it is almost impossible to spot and catch them by hand.
The challenge
Two enemies at once: volume and speed. Thousands of listings, and the good ones vanish within hours. And as if that were not enough, most listings that “show” a high yield are traps: auctions, empty shells, fractional co-ownership. The goal was to separate the real opportunity from the noise, fast, at scale, with measured criteria rather than gut feel.
The solution
I designed and built Homertunity: a system that orchestrates Artificial Intelligence to read every listing in a city at a speed impossible for a human and apply the checks I have programmed. So a whole market is scanned automatically within minutes, and only the 2-3 properties that are genuinely worth attention, and possibly my capital, reach me.
Without revealing the mechanism, its shape shows serious work, not off-hand prompting:
- A net-after-tax yield model: the only number worth comparing, because gross yield misleads. It is always measured against the market’s own median, not against an impression.
- Trap filters: anything showing an unusually high yield is flagged and checked; auctions, shells and fractional co-ownership are excluded.
- Automatic market scanning: reading every listing despite the platforms’ blocks, with per-area price references.
- Negotiation maths: the rent-to-price equivalence and a target price derived from the area’s percentiles, so bargaining rests on numbers.
(The exact yield formula, the coefficients, the scanning method and the filters remain my own know-how.)
The results
- A whole city is scanned automatically in minutes: thousands of listings read, and dozens of properties singled out and evaluated one by one.
- In the end only 2-3 properties reach me, the ones worth time and capital. The rest of the noise is cut.
- The “apparent bargains” are exposed: of the listings with the highest apparent yield, none passed, all were auctions or shells.
- Investment properties were actually bought this way.
What this means for you
It is the same principle as everything I build: Artificial Intelligence reads and measures at scale, the human decides. Homertunity shows how a flood of data becomes a short, ranked list of only what truly matters, based on measured criteria rather than impressions. This is the kind of decision-support system I can design and implement for your organisation, in real estate or in any field that is drowning in data.
